KC Foundation Cost

Pier Installation Cost in Kansas City

Quick answer

Kansas City contractors publish pier prices, so the market is easier to read than most. Checked October 19, 2026:

  • Push (steel resistance) piers: $1,250–$2,500 per pier in KC (Foundation Integrity Authority; Heartland FR, citing KC Pier). Individual contractors list $1,600–$1,800 (Olson) and $1,700–$2,200 (Foundation 1).
  • Helical piers: $1,950–$2,450 (Olson), $1,900–$2,450 (Foundation 1), $1,800–$3,000 (FIA).
  • Typical count: 3–8 piers (Heartland) or 5–10 piers (FIA) for a residential job, so a full piering job commonly lands around $5,000–$30,000 (FIA).

Try your own count in the estimator.

Push piers vs helical piers

Both transfer the weight of a settling foundation down to more stable soil or rock beneath the problem clay.

Push piers (resistance piers)

Steel pipe sections are hydraulically driven down beside the footing, using the weight of the house as resistance, until they reach load-bearing strata. A bracket attaches the pier to the footing. Push piers are described as the most common settlement fix in the Midwest because they reach through the unstable clay layer (FIA).

Helical piers

Steel shafts with screw-like helix plates are rotated into the soil to a target torque. KC contractors describe helicals as the choice for tight equipment access or lighter structural loads (Olson, Foundation 1), such as porches, additions, or spots where heavy equipment can't reach.

The right type depends on your house's weight, soil and access. A contractor or structural engineer should specify it.

How many piers does a house need?

Pier count depends on how much of the foundation is settling and on the spacing the design calls for. Published KC guidance:

  • 3 piers: a small corner job (Heartland).
  • 3–8 piers: most homes (Heartland).
  • 5–10 piers: typical residential projects (FIA).
  • More: a long failing wall or a full perimeter. Olson notes full perimeter pier jobs can pass $25,000.

The count should come from an inspection or an engineer's plan. If two bids propose very different counts, ask each to show where the piers go and why.

What drives the price per pier

  • Depth to stable soil. FIA says KC clay can extend 15–25 feet before limestone bedrock, so deeper installs need more steel sections. This is why per-pier prices span a range.
  • Access. Tight side yards, decks, patios and driveways add excavation and restoration work. Interior piers mean slab cutting.
  • Pier type. Helicals generally cost more per pier than push piers in published KC rates.
  • Specialty locations. Chimneys, garages, porches and support columns: $2,200–$2,600 at Foundation 1.
  • Lift vs stabilize. Raising a settled section back toward level adds work beyond simply stopping movement.
  • Warranty. Lifetime, transferable warranties are commonly offered on pier systems (Olson advertises one on qualifying pier systems); terms differ.

Worked examples

These are estimator ranges, not quotes:

  • Corner settlement, 3 push piers: 3 × $1,250–$2,500 → $3,700–$7,500 (rounded to the nearest $100, as the estimator shows it).
  • One wall, 6 push piers: 6 × $1,250–$2,500 = $7,500–$15,000.
  • Porch with tight access, 4 helical piers: 4 × $1,800–$3,000 = $7,200–$12,000.
  • Larger job, 10 push piers: 10 × $1,250–$2,500 = $12,500–$25,000.

Add an engineer's report ($500–$3,000, HomeGuide) if you want an independent repair plan, and drainage if water is part of the cause (waterproofing vs structural).

What's usually not in the pier price

Ask each bidder whether these are included:

  • Permits (HomeGuide lists $75–$150 nationally; check your city).
  • Engineering letter or stamped plan.
  • Landscaping, concrete or deck removal and restoration.
  • Interior drywall or floor repair after a lift.
  • Crack injection on the walls above the piers.
  • Extra depth beyond a stated amount.

Before you sign

  • Get at least two or three itemized bids with pier counts and locations.
  • Compare per-pier prices against the table above (quote worksheet).
  • Ask whether the goal is to stabilize or to lift, and what lift target they expect.
  • Get the warranty in writing, including transfer terms.
  • For significant settlement, consider a structural engineer's evaluation before choosing a contractor.
